How it works

1. Pick your area

See the agents near your property that publish a price.

2. Compare the real total

Monthly fee, set up fee and VAT added up into one first year cost, so a low headline rate can't hide the extras.

3. Contact them yourself

Go straight to the agent's own fee page. Nobody here passes your details on.

Things to watch for

53 agents

don't put landlord fees online at all. You'd have to ring round.

25 branches

are still using fee lists from 2021 to 2023. Ask for this year's prices.

20 branches

don't say whether VAT is extra. A 12% fee plus VAT is really 14.4%.

Questions landlords ask

How is this different from sites that ask for my postcode and phone number?

Those sites usually pass your details to agents who pay for leads. Here you just see the fees agents publish and decide who to contact yourself.

Why a £700 a month property?

It's close to a typical North East rent, and using one figure makes every agent comparable.

My agent isn't in the list. Why?

53 agents don't publish landlord fees online, so there's nothing to compare. Each area page says how many.

Is the cheapest agent the best one?

Not always. Check what's included, the notice period and the complaints scheme. The guides below cover what to ask.

Why I made this

I'm Tom, from the North East. When I went through this myself, comparing letting agents meant opening dozens of fee pages and PDFs, all laid out differently. So I read them all and added them up.

I'm not an agent, and no agent pays to be listed or ranked. Every figure links to the agent's own page, with the date I checked it. More about the site.
